Job Description: Company Our client is a privately held real estate investment, management, and development company with a long history of owning and operating multifamily and commercial real estate throughout California and the Western United States. The company has built a diversified portfolio through acquisitions, development, redevelopment, and active asset management. With in-house capabilities spanning property management, construction, and operations, the organization takes a hands-on approach to owning and maintaining its real estate assets. Position The Vice President of Capital Improvements will lead maintenance operations and capital improvement projects across the company's multifamily portfolio. Working closely with property management, construction, and executive leadership, this individual will oversee maintenance programs, capital planning, vendor relationships, and project execution while ensuring properties are well maintained, projects are completed efficiently, and operational objectives are met. Responsibilities Provide leadership for maintenance operations and capital improvement projects across a portfolio of approximately 2,500 multifamily units and commercial properties. Develop and implement maintenance standards, policies, and best practices to promote consistency across the portfolio. Lead, mentor, and develop maintenance supervisors and on-site maintenance teams, including training, performance management, and succession planning. Oversee preventative maintenance programs, work order performance, unit turn processes, and building inspections. Plan, budget, and manage capital improvement projects, including roof replacements, HVAC systems, boilers, plumbing, electrical, paving, landscaping, exterior improvements, and interior renovations. Prepare project scopes, solicit bids, evaluate proposals, negotiate contracts, and oversee contractors throughout project execution. Monitor project schedules, budgets, and quality to ensure work is completed on time and within budget. Partner with property management, asset management, and executive leadership to establish annual operating and capital improvement priorities. Conduct regular property inspections to identify deferred maintenance, building deficiencies, and future capital needs. Establish and maintain relationships with contractors, vendors, and service providers while negotiating pricing and service agreements. Ensure compliance with company standards, safety policies, and applicable local, state, and federal regulations. Evaluate building systems, equipment, and maintenance practices to improve efficiency, reduce operating costs, and extend asset life. Support property acquisitions by participating in physical due diligence, capital needs assessments, and transition planning as needed. Travel throughout the portfolio to oversee projects and provide operational support to regional and on-site teams. Qualifications Bachelor's degree preferred; relevant technical certifications are a plus. 8-10+ years of progressive maintenance, construction, facilities, or capital project leadership within multifamily, commercial real estate, or a related property operations environment. Experience overseeing maintenance operations across multiple properties or a regional portfolio. Proven experience managing capital improvement projects from planning and budgeting through completion. Strong knowledge of HVAC, plumbing, electrical, roofing, structural, and other major building systems. Experience preparing project budgets, negotiating contracts, and managing third-party contractors and vendors. Demonstrated ability to lead, mentor, and develop maintenance teams in a multi-site environment. Strong organizational, communication, and project management skills. Proficiency with property management and maintenance software platforms. Ability to travel throughout the portfolio as needed.
